Office Space in West End Poised to Fall

Tuesday, January 5th, 2010

Increasing property values notwithstanding, there is a real possibility that values of West End properties will spiral down once more in the early months of this New Year. This was the opinion of the chief of the biggest listed property fund in the UK.

Analysts have been reporting a heartening increase in property value across the UK over the last few months of 2009. A major reason for this boost is the returning interest of foreign investors in the UK real estate markets.

However, Duncan Owen, chief of property fund Invista Real Estate Management, has cautioned that this trend may be misleading. He has called this an ‘artificial rise’, which has resulted in boosting hopes for real estates markets across the UK. In reality, prediction of a boom may come to nought, as these inflated prices cannot be sustained by the market.

Mr Owen has clarified that while Invista will continue to work on sales of its West End assets to take full advantage of the current conditions, it will also be changing stance to acquire London city properties where rents are stabilising. In London city, values have not risen as sharply as they have in the West End. Decreasing yields for Grade A commercial property will be a direct consequence of increasing capital value (click for offices to let London info)

Report of a 5% increase since August in commercial property values was released by the Investment Property Databank, leading to Mr Owen’s caution. The belief that there is going to be a marked downtrend in demand was also aired by the chief of Savills’ office agency. Some West End properties have shown a 15% improvement in the same period.

New Office Complex to Vitalize Hastings’ Economy

Friday, July 10th, 2009

The Hastings Town Centre has recently seen the formal opening of One Priory Square, an impressive new office complex in the heart of the city. This move has been welcomed by town businessmen, as it is likely get more companies to Hastings and thereby boosting the local economy.

However, CEO of Ten Sixty Six Enterprise Ham Marley voiced his apprehension that the new office space may be difficult to fill during the present period of recession. But he added that the area offers good value for money, and considering the fact that there is a dearth of available office spaces and desk spaces in the entire East Sussex area, One Priory Square would not remain vacant for a long time – click on desk space Brighton for info on availability in this area (or search throughout the UK).

Alan Canon, Director of AM Commercial Ltd, believes that One Priory Square, situated on the corner area of Havelock Road and Priory Street, has a very pro-business location in the city of Hastings. He anticipates that new firms will lap up the office spaces as soon as recession gets over.

Three concerts were held on the day of the formal inauguration, and some 200 invitees had turned up to attend the ceremony. The guests were able to enjoy a panoramic view of Hastings and surrounding areas from the sixth floor balcony.

One Priory Square with its six storeys offers 44,000 sq ft of office space. It has been developed by Coastal Land LLP, and the complex is a joint venture initiative between the economic development firm Sea Space and property specialists The Land Group.
